Last Updated: [5th July 2025] This Disclaimer sets forth the limitations and responsibilities of AOS Mediators, operated by AOS Office (Govt Reg No: 100/2014, PAN: ABAFA1649L, GSTIN: 33ABAFA1649L1ZL), in offering real estate intermediary services. By accessing or engaging our services, you acknowledge and accept the limitations of our role and agree to the exclusions stated herein.
1. Nature of Service
AOS Mediators strictly acts as a real estate intermediary and does not operate as a broker, agent, platform, promoter, or facilitator under Indian law. We do not advertise property listings, promote specific deals, or engage in direct representation of buyers or sellers. Our function is limited to:
- Introducing parties interested in property transactions
- Arranging final sittings for face-to-face negotiation or online discussions
- Coordinating communication and confirming mutual interest
All of the above is performed only upon execution of an Intermediary Agreement with either buyer or seller.
2. No Warranty or Guarantee
AOS Mediators does not offer any warranty, guarantee, or assurance regarding:
- The ownership, legality, or encumbrance status of any property
- The intentions, capacity, or conduct of any buyer or seller
- The completion or registration of any real estate transaction
All parties are advised to perform independent verification and due diligence through licensed advocates, chartered engineers, banks, and registration agents.
3. Commission Terms
Our 2% facilitation/intermediary commission is applicable only:
- After the successful conclusion of a transaction
- If the party has signed a written agreement with AOS Mediators in advance
We do not demand or collect advance payments or retainers from any party for property dealings.
4. Third-Party Content and Brokers
Any assistance, introduction, or information provided by third-party agents, lead providers, or brokers affiliated with AOS Mediators does not constitute an endorsement, representation, or legal accountability by AOS Mediators. We do not verify or vouch for:
- Information shared by brokers or third parties
- Verbal promises or informal deals suggested by them
Our responsibility is limited only to what is documented in writing and officially confirmed by AOS Mediators.
5. Technology & Online Interaction
We provide limited online support via:
- Phone calls
We do not offer any property search portal, marketplace, mobile application, or listing database. All online interaction is limited to communication and coordination. Any visuals, photos, or links shared are for reference only and do not constitute verified representations.
6. Legal and Financial Boundaries
AOS Mediators is not responsible for:
- Legal interpretation of land laws
- Drafting sale agreements, MoUs, or deeds
- Registration of sale deeds or payment schedules
- Loan approvals, fund transfers, or banking transactions
Buyers and sellers must independently appoint legal, financial, and registration professionals.
7. No Fiduciary or Agency Relationship
No engagement with AOS Mediators shall be deemed to create:
- A fiduciary relationship
- A power of attorney
- A principal-agent relationship
We are intermediaries, not authorized agents of either party.
8. Liability Limitation
AOS Mediators shall not be held liable for:
- Any direct or indirect loss, damage, or claims arising from transactions
- False or misleading representations by other parties
- Failure of either party to perform post-sitting obligations
- Any form of misuse of property documents or confidential data
9. Jurisdiction and Legal Remedies
Any dispute, misunderstanding, or complaint must be addressed through written communication to AOS Mediators first. Legal jurisdiction is limited to the courts of Madurai, Tamil Nadu.
