Agent/Broker Registration Terms and Conditions:
“Terms & Conditions” specifically for Agents and Brokers, who are joining the AOS Real Estate Mediators Network, during service and/or after Agent and Broker Registration process, based on:

📄 Terms & Conditions for Agents / Brokers – AOS Real Estate Mediators Network
Effective Date: [14th July 2025]
These Terms & Conditions (“Terms”) govern the registration, participation, and conduct of Agents, Brokers, Field Representatives, or Lead Providers (“Agents/Brokers”) who wish to join the AOS Real Estate Mediators Network, operated by AOS Office (Govt Reg No: 100/2014, PAN: ABAFA1649L, GSTIN: 33ABAFA1649L1ZL), hereinafter referred to as “AOS Mediators.”
By registering with AOS Mediators, you agree to comply with the following:
1. Nature of Engagement
1.1. AOS Mediators acts solely as an intermediary under Indian law. We do not operate as a real estate broker, agent, or facilitator under RERA or any other real estate regulatory framework.
1.2. By registering, you understand and accept that you are not an employee, agent, legal representative, or fiduciary of AOS Mediators. This registration does not create an employer-employee relationship, principal-agent relationship, or any form of exclusive agency.
2. Registration and Verification
2.1. You must provide truthful and accurate information during registration, including your name, address, contact details, operating region, and any brokerage firm affiliation (if any).
2.2. AOS Mediators reserves the right to verify your identity and background before including you in the AOS Mediators Network.
2.3. AOS Mediators may approve or reject any registration request at its sole discretion and may revoke registration in the event of any violation.
3. Scope of Services
3.1. As a registered Agent/Broker, your role is limited to:
- Introducing genuine buyer or seller leads.
- Supporting AOS Mediators in lead verification, local information gathering, or coordination of sittings.
- Maintaining clear, honest communication with all parties involved.
3.2. You must not promise, fix, negotiate, or finalize prices on behalf of AOS Mediators.
3.3. You must not directly represent AOS Mediators as a broker, agent, or facilitator for any legal documentation, title clearance, or registration work.
4. Intermediary Commission & Fee Sharing
4.1. AOS Mediators shall receive a 2% facilitation/intermediary fee under a written agreement signed with either the buyer or seller, per transaction. 2% facilitation/intermediary fee is not fixed. It may also end up as less or 1% as per the total cost of the Intermediary Process.
4.2. Agents/Brokers are entitled to a share of this commission, determined based on their actual contribution to the transaction, as decided by AOS Mediators in good faith.
4.3. No commission shall be payable:
- If the transaction is not completed.
- If the payment is not received in full by AOS Mediators.
- If the Agent/Broker is found to have misrepresented, concealed, or tampered with leads.
4.4. Commission payments will be made only after full realization of AOS Mediators’ intermediary commission from the client.
5. Obligations & Code of Conduct
5.1. Agents/Brokers must:
- Submit genuine and verifiable leads.
- Maintain neutrality and confidentiality.
- Not misrepresent AOS Mediators’ role as intermediary.
- Not engage in direct dealing with clients outside the mediation loop.
- Not disclose any confidential information shared during the engagement.
5.2. Failure to adhere to these obligations may result in suspension or permanent removal from the AOS Mediators Network, without any right to claim pending commissions.
6. Confidentiality
6.1. All information provided by AOS Mediators, buyers, sellers, or other agents must be kept strictly confidential and used solely for the purpose of facilitating genuine property transactions.
6.2. Any breach of confidentiality obligations shall render the Agent/Broker liable for damages, penalties, or legal action under applicable laws.
7. Limitation of Liability
7.1. AOS Mediators shall not be responsible for:
- Verifying title, documentation, or encumbrance of any property.
- Legal disputes arising between buyers, sellers, or any third parties.
- Financial losses or claims arising due to misrepresentation by any party other than AOS Mediators.
7.2. The Agent/Broker shall indemnify and hold AOS Mediators harmless against any third-party claims arising out of their acts or omissions.
8. Governing Law & Dispute Resolution
8.1. These Terms shall be governed by the laws of India, including the Indian Contract Act, 1872, and any applicable state real estate laws.
8.2. Any dispute arising out of or in connection with these Terms shall be resolved amicably in the first instance. Failing amicable resolution, the courts at Madurai, Tamil Nadu shall have exclusive jurisdiction.
9. Acceptance
By submitting your registration details to AOS Mediators and receiving acknowledgment, you confirm that you have read, understood, and agree to abide by these Terms & Conditions.
